Step 1: Conduct a Targeted Building Audit (ASHRAE Level 1)

This isn’t a full-blown engineering study. It’s a surgical, high-level assessment—a diagnostic snapshot designed to flag inefficiencies without stalling decision-making.


An ASHRAE Level 1 audit includes:

  • A structured walk-through of major systems (HVAC, lighting, envelope, controls)

  • Identification of obvious performance gaps (e.g., outdated lighting, excessive infiltration, undersized mechanical systems)

  • Review of utility billing data to highlight consumption anomalies or seasonal spikes


Deliverable: A concise findings report highlighting immediate low-cost/no-cost improvements, and pinpointing areas that merit further technical study.


The objective is not design—it’s direction. This baseline assessment helps building owners justify and sequence deeper investigations, backed by real building data.

Step 2: Engage Frontline Stakeholders

No one understands the operational reality of a building better than its users. Facility managers, maintenance leads, and even tenants offer insights that sensors can’t detect:


  • Chronic thermal comfort issues or recurring air quality complaints

  • Workarounds being used to compensate for system degradation

  • Areas of avoidable energy waste or frequent reactive maintenance


Early engagement doesn’t just inform priorities—it builds trust. It ensures upcoming projects are aligned with operational pain points and tenant expectations, improving long-term adoption and minimizing disruption.


Tip: Transparent communication—especially at this early stage—helps shift perception. It tells occupants the building is evolving with them, not at them.

Owners who bypass this stage often move directly to retrofit proposals without clarity, consensus, or measurable objectives—resulting in misaligned investments and stakeholder pushback.


Phase 1 brings focus. It captures “quick wins,” uncovers operational insight, and builds the business case for targeted reinvestment. More importantly, it positions owners to spend strategically—not reactively.
